The proposed project would include the
following five elements:
2225 Third Street Building,
2255 Third Street Building,
New Underground
Parking Garage & Podium,
New Third Street Buildings,
New Illinois Street Building.

Preservation and
renovation of the existing 14,400 sq.
ft. three-story-above-basement building
located at 2225 Third Street. The upper
two floors will be converted into four
two-level units; the ground-floor level
would be converted to approximately 3,946
sq. ft. of restaurant use, and the basement
would be converted to approximately 624
sq. ft. of mechanical space and approximately
2,980 sq. ft. of restaurant storage.
This structure would remain free-standing.

Preservation and
renovation of the existing 8,600 sq.
ft. one-story-above-basement historic
building into grocery/retail use (4,000
sq. ft. on the first floor and 4,600
sq. ft. in the basement). This structure
would remain freestanding except for
a small portion of its southern façade.

Construction of a
single-level parking podium/garage (containing
approximately 156 auto spaces, one care-share
space, and 50 bicycle spaces) that would
be entirely below-grade at the Third
Street frontage and partially below-grade
on Illinois Street. There would be residential
stoops at the Illinois Street elevation
(there is an approximately 12 foot drop
in grade between Third Street and Illinois
Street). The proposed podium would cover
the entire site and would create a platform
for developing the proposed new structures
while preserving the existing basements,
masonry exteriors, and freestanding profile
of the two historic buildings identified
above.

Construction of two
new structures rising between 35 feet
and 50 feet with approximately 2,930
sq. ft. of ground-floor retail fronting
on Third Street; includes a 2,393 sq.
ft. day care center which would be in
the southernmost structure and would
open onto the inner court open space.
The 50-foot-tall portion of these two
structures would be set back approximately
20 feet from the Third Street property
line and create a visual "bridge"
over the historic one-story building
described in element two above. These
buildings would contain approximately
50 residential units.

Construction of a
single six-story, 65-foot-high, 123-unit,
residential structure above the podium.
The upper penthouse floor would be set
back from the Illinois Street property
line.
