The Third Street portion of the project
retains the two existing historic buildings
and would add two new masonry-like structures
that would rise 35 feet (three stories)
at the edge of the sidewalk. A modern
glass and concrete “bridge”
linking these two structures would rise
up to a maximum of 50 feet measured from
Third Street but would be set back 20
feet from the sidewalk edge to minimize
its visual impact. The Illinois Street
portion of the project would rise up
to 65 feet as measured from the curb-level
at the centerline of the Illinois Street
frontage. However, because there is an
approximately 15’ difference in
the street-level elevations of Third
Street and Illinois Street, the 65’-tall
Illinois Street building would never
exceed the maximum 50’ elevation
of Third Street buildings, as demonstrated
by the diagram above. This preserves
the more intimate scale of Third Street
while permitting increased density on
the project site.
