The project site is located in an M-2
(Heavy-Industrial) district, which permits
a wide range of retail and light or heavy
industrial uses (and residential uses
by conditional use authorization), and
in the 50-X height and bulk district,
which permits new structures up to a
maximum height of 50 feet, with no required
setbacks, as measured from the curb-level
at the centerline of both street frontages
of the project site.
The project site
is also subject to Planning Commission
Resolution No. 16202, which established
interim policies and procedures for development
proposals within the industrially zoned
areas of the City. Pursuant to Resolution
No. 16202, the project site is designated
as a "Mixed-Use Housing Zone (MUHZ),"
which means that the Planning Commission
will "encourage mixed-use housing
development, especially proposals for
housing that maximize the allowable densities
and affordability standards." The
proposed project is consistent with the
current MUHZ designation.
